Position Summary:

Under the general direction of the Executive Director of Operations, as an essential employee, the Maintenance Technician II HVAC reports directly to the Lead Maintenance Technician. The position is responsible for maintaining and repairing all types of commercial and residential HVAC-R equipment, monitoring automated control systems, changing filters and belts, cleaning drains, working with high and low-voltage wiring, working with control wiring, troubleshooting any HVAC-R equipment, working to establish a preventative maintenance schedule/system for all HVAC-R equipment.

Essential Duties and Responsibilities:

  • Assist with maintaining physical plant such as responsible for maintaining the buildings and related equipment in a timely, efficient, and professional manner. Must be knowledgeable in general building maintenance, HVAC-R, plumbing, electrical, and carpentry. Such as HVAC-R, boilers, chillers, and pumps.
  • Provide general maintenance for the Salem
  • HVAC-R routine maintenance and Install and maintain ventilation and refrigeration units
  • Plumbing repairs such as faucet repairs, adjustments, and
  • Check equipment and perform routine maintenance to ensure everything is in working order
  • Repair malfunctioning equipment units and broken structures
  • Respond to maintenance, repair and work order requests
  • Pool maintenance as
  • Assist with the snow removal as needed
  • Work cooperatively and effectively with all members of the department, and other campus constituencies.
  • Keeps work area, buildings, and property in clean and orderly
  • Performs routine maintenance
  • Performs maintenance duties, maintenance functions specific to the assigned facilities and/or based on needs for seasonal/project requirements.
  • Use maintenance solutions and chemicals correctly in preparation of and during maintenance, according to instructions.
  • Perform general construction assignments including, carpentry, woodworking, drywall installation and repair, fence building and repair, and other associated tasks.
  • Follows procedures for the use of chemicals and power machinery to prevent injury and damaged equipment.
  • Assists with managing inventory of maintenance
  • Drives vehicles required to perform or travel to maintenance work, including Salem vehicles, vans, or industrial equipment.
  • Notifies supervisors regarding the need for repairs or additions to building operating
  • Unlocks doors, ensuring doors are locked after completing
  • Reports needs and concerns to supervisor/appropriate staff, which may include submitting or recommending work orders and checking supply levels within on-campus buildings and residence halls, responsible for reporting concerns related to on-campus
  • Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Assists in on-the-job training of new staff on routine
  • Train employees on proper equipment maintenance and
  • Report issues with vendors, students/faculty/staff/parents, to supervisor.
  • This position will have daily contact with internal individuals (students/faculty/staff/parents, etc.)
  • Ability to work rotating shifts, weekends, holidays, during inclement weather, and during other circumstances requiring maintenance staffing.
  • Must be flexible with work hours and have the ability to take 24 hours on-call
  • Performs other tasks, duties, and responsibilities as assigned.

  • Strong understanding of general maintenance processes and
  • Experienced in operating a variety of equipment, including skid-steer, snowblowers, lawnmowers, and small hand and power tools.
  • Working knowledge of tools, common appliances, and devices
Additional Qualifications:
  • Significant HVAC experience with a minimum of 5 years of
  • Must hold universal CFC
  • Ability to pass a background
  • High school diploma or equivalent, or combination of education and experience may be
  • Valid driver’s
